Position: Director, Real Estate

We are looking for talents to help us lead Coupang's expansion in Taiwan. This is an exceptional opportunity to become a part of Coupang's growth in Taiwan and create a world where our customers wonder, "How did we ever live without Coupang?"

What you will do?

• Develop and implement strategic plans for the company's real estate portfolio, ensuring alignment with overall business objectives and growth targets.
• Source, evaluate, and negotiate commercial lease agreements and purchase contracts for new properties, ensuring favorable terms and conditions.
• Manage existing lease agreements, including lease renewals, terminations, and negotiations on rent, tenant improvements, and other related matters.
• Conduct thorough market research and analysis to identify potential opportunities for new properties, taking into consideration market trends, competitor locations, and customer demographics.
• Work closely with internal teams, including finance, legal, and operations, to ensure seamless execution of real estate transactions and compliance with applicable laws and regulations.
• Collaborate with external partners, such as brokers, lawyers, and contractors, to facilitate smooth property acquisitions, remodels, and major capital improvement projects.
• Oversee property maintenance, repairs, and facility management activities, ensuring adherence to quality standards and budgetary constraints.
• Monitor and track financial performance of real estate assets, analyzing key metrics and providing regular updates to senior management.
• Stay abreast of industry trends and best practices, actively participating in professional development opportunities to enhance knowledge and skills.

Essential Qualifications:

• Bachelor's degree in Real Estate, Business Administration, or a related field; a Master's degree is preferred.
• Extensive experience (minimum 10+ years) in real estate management, preferably within an ecommerce or retail setting.
• Strong knowledge of commercial real estate practices, including lease negotiations, property acquisitions, and market analysis.
• Excellent negotiation, analytical, and financial modeling skills.
• Proficiency in researching and interpreting lease agreements, legal documents, and zoning regulations.
• Excellent interpersonal and communication skills, with the ability to collaborate effectively with internal and external stakeholders.
• Detail-oriented mindset, with strong organizational and project management abilities.
