About the job 職務內容:
As a Facilities Manager, you will serve as the key liaison between HERMS and our clients, ensuring that all on-site facility operations, maintenance, and quality standards meet the highest expectations. We are looking for a professional with strong communication and coordination skills, leadership ability, and exceptional attention to detail.
You will be responsible for managing all operational activities at the client site. Regular reporting to both the client and HERMS will be required to ensure that service quality and operational processes consistently meet mutual expectations.

Key Responsibilities 主要職責如下:
- Manage and oversee daily operations of on-site facilities, ensuring equipment functions properly and maintaining a safe environment.
- Lead and monitor preventive maintenance plans, routine servicing, and emergency repair processes.
- Manage the facility budget, including cost control, procurement procedures, and maintenance quotations.
- Ensure compliance with the corporate procurement procedures and business operation policies.
- Lead and train the on-site team to ensure professional capabilities and achievement of performance targets.
- Maintain effective communication with clients, proactively addressing needs and enhancing the user experience of the space.
- Support the implementation of ESG and sustainable facility strategies, such as energy efficiency and water resource management.
- Prepare regular operational reports and provide updates on KPI performance along with improvement recommendations.
- Ensure compliance with corporate and client policies and procedures, promoting standardized and regulation-aligned facility management practices.
- Manage the quality of services provided by vendors and ensure strict compliance with relevant regulations and standards in accordance with corporate requirements.
Additionally, other related duties may be assigned as required by client needs.

- 配合總公司採購流程及業務營運準則

- 與客戶保持良好溝通,主動回應需求與改善空間使用體驗
- 協助落實 ESG 與永續設施策略(如能源節能、水資源管理等)
- 定期產出作業報告,並回報 KPI 執行狀況與改進建議
- 配合總部及客戶端之政策與程序,推動符合規範的管理作業
- 管理廠商提供服務之品質及嚴格監督相關規範
- 公司得視業務需要,指派其他相關工作職責

Qualifications 應聘資格:
We are looking for candidates who meet the following requirements:
Work Experience :
Minimum of 3 years of experience in facilities management or related industries (such as construction, engineering, or property management). Experience in client site management is highly preferred.
具備 3 年以上設施管理或相關產業(建築、工程、物業管理)經驗,有客戶現場管理經驗尤佳
Education
:
Bachelor's degree or higher, preferably in engineering, facilities management, property management, or a related field.
具學士以上學歷,工程、設施管理、物業或相關領域尤佳
Certifications:
Candidates with relevant certifications in facilities, construction, fire safety, or mechanical/electrical systems are preferred.
具備設施、建築、消防或機電相關證照者優先
Language Skills:
Proficiency in English (listening, speaking, reading, and writing) is required.
具英文聽、說、讀、寫能力佳
Technical Skills:
Proficient in MS Office (Outlook, Word, Excel, PowerPoint). Experience with equipment maintenance management systems (e.g., CAFM, CMMS) is a plus.
熟悉 MS Office(Outlook、Word、Excel、PowerPoint)操作,具設備保修管理系統(如 CAFM、CMMS)經驗者尤佳
Other Requirements:
Strong problem-solving abilities, crisis management experience, and excellent cross-departmental communication and coordination skills.
